The contracts entered into between the Solemare Agency and the Clients will be governed by the following agreements:
The lease contract is considered valid for all legal purposes only after the customer has paid the deposit, equal to 30% of the rental price. From the time of booking, the Agency is required, subject to concessions from the management, to keep the apartment occupied for a maximum of 14 days after which the booking is considered canceled (if the deposit is not paid), with no obligation to part of the Solemare Agency to notify the customer in any way.
The rental period is exclusively that indicated in the contract and is valid from the Saturday of arrival after 15.30 to the Saturday of departure strictly before 09.30. Reservations with arrival and departure days other than Saturday are accepted, only compatibly with availability. The apartments are intended to be rented only for the number of people stipulated in the contract, including children. In the event that the property is rented by groups of young people or in the presence of pets, without any communication at the time of booking in both cases, the Agency has every right without incurring any penalty not to accept the reservation or to request the payment of a mandatory security deposit (under penalty of cancellation of the contract).
It is mandatory to notify the Agency in the event that the apartment is not taken over on the established day. The Agency is obliged to keep the leased property confidential only for 24 hours after the arrival date specified in the contract; in case of no-show, the deposit paid is understood to be lost in full by the customer.
Rates are per week and include the normal consumption of hot and cold water, electricity, gas, washing machine.
Prices do not include:
Compulsory final cleaning for stays of one week:
€50.00 for studio flats and 1-bedroom apartments;
€60.00 for 2-bedroom apartments;
€70.00 for 3-bedroom apartments.
Compulsory final cleaning in the presence of a pet: surcharge of € 10.00 per apartment to be added to the cost of cleaning relative to the size of the apartment.
In all other cases, the final cleaning is optional (in case you want to pay for the final cleaning, the reference costs are those applied for one-week stays).
**Cleaning the kitchenette, dishes, pans, etc. remains the responsibility of the tourist: if it is not performed, an amount equal to € 40.00 will be charged. The Solemare Agency reserves the right to contact the customer even after his departure.
Linen: sheets can be rented for Euro 10.00 for the double set, Euro 8.00 for the single set. BATHROOM KIT €5 per week. Kitchen linen is not available.
Beds and cots added by agreement with the Management:
Euro 30.00 per week for a single bed,
Euro 10.00 per stay for cradles (for children up to a maximum of 2 years).
Compulsory deposit, in the case of groups of children, of Euro 50.00 per person, to be paid strictly upon delivery of the keys.
Collection and return of keys only at our agency:
on SATURDAY the timetable is as follows: 15.30-20.00 for the collection of the keys; 08.30-10.00 for delivery.
The entry time could be delayed for reasons beyond the control of the Solemare agency (e.g.: apartments found very dirty, small maintenance and/or various and possible repairs)
The customer is required to observe the generally applicable condominium rules and undertakes to return the apartment in the same state in which he found it. The Solemare Agency reserves the right to contact the customer even after his departure in the event that they find any breakages or damages in the apartment, the communication of which is mandatory. Compensation for damages is at the discretion of the Management.
For cancellations communicated by the customer 30 days before the start date of the lease, the Agency will return 50% of the deposit paid; cancellations communicated by the customer 15 days before the start of the lease provide for the return of 30% of the deposit paid. No refund for cancellations made for periods of less than 15 days.
If upon arrival, the apartment does not correspond to the customer’s expectations, for personal reasons and subjective taste, the Solemare Agency still considers itself free from any requests for reimbursement in the event of early return of the keys (remember that the balance must be done on the day of arrival). To avoid any disputes by the Customer, the Agency is always available to try to satisfy requests, where possible.
In the event of breach of contract by the Agency, nothing will be due beyond double the deposit paid.
